Rental Property Window Surveys: Which Checks Should Essex Landlords Expect?
A professional window and door survey of a rental property should record every window and door in each home, check its condition, safety and energy performance, and flag anything likely to cause a tenant complaint or a compliance problem. It should end in one written quotation for the whole portfolio. At Eco Windows and Doors Essex, that survey is free for landlords, letting agents and block managers.
Is a portfolio survey more than measuring up?
Yes. A useful survey is a short condition record for every opening in every property, so you can plan, budget and phase the work instead of reacting to the next tenant call.
Can Essex landlords afford to plan without one?
Three sets of rules now meet at the window frame. The government has confirmed that private rented homes must reach the equivalent of EPC band C by 1 October 2030, with the cost cap kept at £10,000. The Decent Homes Standard now applies to private landlords, with enforcement from 2035; it calls for child-resistant window restrictors where there is a fall risk and a duty to deal with damp and mould quickly. And the Renters' Rights Act, law since October 2025, ended Section 21 "no-fault" evictions in May 2026, so the condition of a home matters for the whole tenancy, not just the gap between tenants.
Windows and doors are part of the building fabric, so they belong in any energy plan. New windows alone will not get a home to band C, so plan them in with your energy assessor alongside insulation and heating. A survey gives your assessor, and you, an accurate list of what is actually there.
Without that list, a portfolio gets managed one complaint at a time: a draughty door in Basildon, misted glass in Witham. Nothing adds up to a plan.
Which checks should a rental window survey include?
On a free portfolio survey, our Chelmsford-based team visits each property and records the same details in the same way, so homes can be compared side by side:
Every window and door, room by room: type, material, size and how it opens.
Glazing condition: misted or cracked sealed units, tired seals and draughts around frames.
Safety: working restrictors where there is a fall risk, plus locks, handles and hinges.
Ventilation: existing trickle vents and how each room is aired. Building regulations guidance on ventilation applies when windows are replaced, so new windows are specified with this in mind.
Signs of condensation or mould on glass, reveals and sills, so the cause can be tackled.
Upstairs windows that may be needed as an escape route, so replacements are sized and hung correctly.
Communal entrance doors and stairwell windows, where you own or manage a block.

You then receive one written quotation covering every property, set out home by home and item by item. Because it is itemised, you can phase it: urgent safety and damp items first, then the windows that matter most for comfort and energy, then the rest over the years to 2030.
When work goes ahead, every Eco window is 1.2 U-value as standard, better than the 1.4 the regulations require, using Eurocell and GAP products. Waste removal is free, windows and doors come with a FENSA certificate, and you get a free 10-year insurance-backed guarantee (terms apply).

Pause for a moment. If a tenant rang tomorrow about a window, would you already know which home it was and what it needed? If not, that is the gap a survey fills.
Do you still need a survey if the windows look fine?
Often, yes. Double glazing that looks tidy from the street can still have failed seals, stiff hinges, missing restrictors or no trickle vents. Those details turn into complaints and damp reports. If you are already seeing wet windows, our guide to condensation and mould in Essex rentals explains how glazing and ventilation work together.
And if the survey finds a property in good order, that is useful too: you have a written record and can move it to the bottom of the list. For the bigger picture, see our guide to planning windows and doors for EPC C.
Is now the right time to book a portfolio survey?
Autumn and winter are when draughts, condensation and cold rooms show up most clearly, so a survey now captures the real picture. It also buys time: a phased plan agreed this winter can be spread across the years to October 2030 instead of squeezed into the final months.
Landlords in Chelmsford, Brentwood, Billericay, Basildon, Colchester, Southend, Maldon, Witham and Braintree can book today. Call 07465 227281 or 01245 520900, or visit our contact page.
Rental window surveys: landlord questions
Is the portfolio survey really free?
Yes. Eco Windows and Doors Essex surveys every property in your portfolio free of charge and provides one written quotation covering them all. There is no discount attached and no obligation to go ahead. You can use the quotation to budget, phase the work over several years or compare it with other quotes.
Do new windows get a rental property to EPC band C?
Not on their own. Windows and doors are part of the building fabric, so plan them in with your energy assessor alongside insulation and heating. Private rented homes in England and Wales must reach the equivalent of EPC band C by 1 October 2030, with a cost cap of £10,000 per property.
Does a rental window survey check restrictors?
Yes. The Decent Homes Standard now covers private landlords and requires child-resistant window restrictors wherever there is a fall risk, with enforcement from 2035. Our survey notes which windows have working restrictors and which need them, so they can be included in your plan and your written quotation.
Can letting agents and block managers book a survey?
Yes. Letting agents can book on behalf of the landlords they look after, and block managers can arrange a survey of communal doors and windows for a whole building. Each property or block is set out separately in one written quotation, which makes it easier to share with owners or freeholders.
Which parts of Essex do you cover?
Our team is based at Butts Green Garden Centre in Sandon, near Chelmsford, and surveys rental homes across Essex, including Chelmsford, Brentwood, Billericay, Basildon, Colchester, Southend, Maldon, Witham and Braintree.
